One Contractor, From Claim to Completion

An insurance claim is stressful enough without having to project-manage it. We take the whole job: the make-safe, the scope of works, the quote your insurer needs, the repair itself and the final sign-off — with one point of contact the entire way.

We work with homeowners, landlords, property managers and commercial clients across Auckland, and we are used to dealing directly with insurers and loss adjusters. If your claim is still being assessed, we can provide the quote or estimate that gets it moving.

    Working With Your Insurer

The Paperwork Is Part Of The Job.

Most of the delay in a claim sits between the inspection and the approval. We scope the damage properly the first time and write it up the way an assessor needs to read it, so your insurer is not sending it back for more detail.
If you have already had a scope prepared, we are happy to quote against it.

    What we provide:

    • Detailed scope of works
    • Itemised quotes and estimates for your insurer
    • Photographic damage reports
    • Direct liaison with assessors and loss adjusters
    • Variations priced and approved before work proceeds
    • Final documentation and sign-off

We can quote a claim whether or not we end up doing the repair.

    Make Safe and Emergency Repairs

    Stop The Damage Getting Worse.

Insurers expect you to prevent further loss, and most policies cover the cost of doing it. Getting a roof covered or a window boarded within hours is often the difference between a repair and a rebuild.
We can attend quickly, make the property safe and weathertight, and document everything for the claim.

    Emergency work includes:

    • Tarping and temporary roof cover
    • Boarding up windows and doors
    • Water extraction and drying
    • Removing fallen trees and debris
    • Temporary fencing and site security
    • Isolating damaged services

Photographed and recorded as we go, so nothing is disputed later.

    Flood and Water Damage

    Dry It Properly Before Rebuilding.

The visible damage is rarely the whole job. Water travels into wall cavities, under flooring and through insulation, and closing a wall up before it has dried out causes mould months later.
We strip out what cannot be saved, dry the structure, confirm it with moisture readings and only then reinstate.

    A water damage job covers:

    • Extraction and structural drying
    • Strip-out of saturated linings, flooring and insulation
    • Moisture monitoring and clearance readings
    • Anti-microbial and mould treatment
    • Replacement of GIB, flooring and joinery
    • Repainting and making good

We supply drying logs and readings with the final report.

    Fire and Smoke Damage

Smoke Reaches Further Than The Fire.

Even a small fire leaves soot and odour through cavities, ducting and contents well beyond the burnt area. Repairing the visible damage without treating the rest leaves a smell that comes back every warm day.
We handle the full reinstatement, from structural repair through to deodorising and decoration.

    Fire reinstatement includes:

    • Structural assessment and demolition
    • Soot removal and surface cleaning
    • Odour treatment and deodorising
    • Replacing damaged framing, linings and roofing
    • Electrical and plumbing reinstatement
    • Full redecoration

Work is staged so you can get back into the property as early as it is safe to.

The team turned up when they said they would and kept us in the loop the whole way through. The kitchen looks better than we pictured it and the job wrapped up two days ahead of the quoted date. Could not fault them at all.

We had water damage through the back of the house and needed it sorted quickly for insurance. Having one point of contact meant we were not chasing five different trades, and every update came through without us asking.

Had insulation, extractor fans and a heat pump put into two rentals to get them compliant. Clear quote up front, no surprises on the final invoice, and both properties passed the follow up inspection without any issues.

    Frequently Asked Questions

Do you have home renovation builders in Auckland?

Yes. Affordable Homes has experienced builders who specialise in commercial and residential house renovations in Auckland. We are familiar with the local building codes and have completed hundreds of successful projects across the region. Regardless of where you are based, we can complete your remodel on time and within budget.

Do you service other locations outside of Auckland?

We work nationwide. Tell us where the property is when you enquire and we will confirm the nearest crew and what the timing looks like.

How do I choose the best renovation companies in Auckland and throughout New Zealand?

Look for a licensed building practitioner, a written quote that itemises the work, proof of insurance, and references from recent jobs of a similar size. We are happy to provide all four before you commit to anything.

Will my renovation project require building consent?

It depends on the work. Structural changes, plumbing and drainage alterations and most additions need consent; cosmetic work usually does not. We assess this during the site visit and handle the application for you where one is required.

    Arrears Management

For managed properties we handle arrears follow up on your behalf, with clear written records of every contact made.

    Regular Inspections

Scheduled property inspections with a photographic report after each visit, so you always know the current condition of the building.
