What Is a Minor Dwelling?
A complete second home on the section you already own.
A minor dwelling is a small, fully self-contained house that shares a site with your main home. It has its own entrance, its own services and its own outdoor space, so whoever lives there lives independently — no shared kitchen, no shared bathroom, no coming and going through your hallway.
That independence is what separates a minor dwelling from a sleepout or a converted garage, and it is what makes it rentable, valuable and comfortable to live in long term.
Every minor dwelling we build includes:
- One or two bedrooms
- A full kitchen with proper storage and bench space
- A separate bathroom and laundry
- A private entrance and its own outdoor living area
- Independent power, water and wastewater connections
- Up to 70m² of floor area
Built properly, it reads as a second home rather than an add-on — and values accordingly.
